IDP carries out the reform of the facilities of a historical building for KKH in the Rambla of Barcelona

At the request of the investment group KKH Property Investors, IDP has carried out the project of reform and complete rehabilitation of the facilities of the historic building that housed the Hotel Montecarlo located on the Rambla in Barcelona. Currently, the commercial area is occupied by a flagship store of FC Barcelona and the office area houses the Seat:Code, software laboratory of the automotive multinational SEAT.

KKH Property Investors is a high value-added real estate investment group formed by KKH Capital Group and the Perella Weinberg Real Estate Fund II LP, a private investment management entity specialized in top-level real estate projects in Europe.

The property, located in the central commercial area of La Rambla in Barcelona, is an artistic monumental building built in 1910 and has an area of 3,845 m2 distributed over 7 floors. The reform has been carried out with the aim of recovering its original characteristics and adapting it for commercial use.

IDP has developed the basic and executive project of the facilities using the BIM methodology “Building Information Modelling”, the technical suitability report in the sections of facilities and energy efficiency, obtaining LEED Certification and the subsequent optional management of the facilities.

One of the main challenges of the project has been to achieve the highest energy saving and sustainability requirements applied to the rehabilitation of a listed historical building. In order to do so, a great effort has had to be made to preserve all the elements of high architectural value, without leaving aside environmental criteria, which has led the project to achieve the prestigious LEED BD+C: Core and Shell v4 GOLD certification. This certification accredits that the building has been refurbished following sustainability and energy saving criteria, minimizing its environmental impact.

Numerous measures have been incorporated into the project to improve the building’s environmental performance, including the improvement of the building’s insulation and enclosures, which has made it possible to reduce its energy consumption by 37% compared to the building before the remodelling process, the creation of a new glass façade connecting the building to the Ateneu garden, which has been given special treatment to prevent bird collisions, the recycling and reuse of a large part of all the materials used during the work, especially all the plasterboard cladding that has been recycled for the manufacture of new products. All these measures make the building the second listed building in Barcelona to achieve LEED BD+C: Core and Shell v4 GOLD certification
